SITE RESEARCH
What will the council
ask for on this site?
Enter the postcode and we look up the planning authority and the site's constraints: conservation areas, listed buildings, flood zones, tree preservation, Article 4 directions and more. Choose what you are planning, and you get the reports the council is likely to require, with the national policy, London Plan policy or council validation checklist behind each one.
HOW THE RESEARCH WORKS
Three sources,
one list.
The site. The postcode is located with postcodes.io, then checked against the government's planning data service for the planning authority, conservation areas, listed buildings within about 50 metres, flood zones, tree preservation orders, Article 4 directions, Green Belt, archaeological priority areas, nature designations and air quality management areas. The check uses the postcode's centre point, so confirm anything near the site boundary.
National and London policy. Requirements set by the National Planning Policy Framework (August 2026), the planning regulations, the statutory biodiversity net gain regime and, in London, the London Plan 2021.
The council. For all 32 London boroughs, the City of London and the Old Oak and Park Royal Development Corporation, we have read the council's local validation checklist and local plan. Each result links to the document it comes from, and shows the date of the council's list.
Councils update their lists, and some London lists are several years old. Before you commission reports, our planning validation review confirms the current requirements for your proposal.
