PROPERTY CONDITION & TECHNICAL ADVICE

Understand the property
before you commit.

Alongside our planning work, we advise on property condition, defects and the technical matters that influence ownership, investment and development decisions. Assessments are carried out by suitably qualified surveyors and engineers we appoint, and we bring their findings together into clear advice.

WHEN CLIENTS ASK US

Common circumstances.

Most instructions begin with a decision: whether to buy, how to deal with a defect, or what a building needs before work starts.

Before a purchase or acquisition

Technical due diligence that identifies condition issues, defects and their likely implications for cost and programme, considered alongside the planning position.

When a defect appears

Cracking, damp, movement or water ingress investigated to establish the likely cause and the appropriate next steps.

Before renovation or extension

A condition review and feasibility advice, so that the scope of works, planning requirements and specialist input are understood together.

For managing agents and freeholders

Condition reviews, defect investigations and coordination of remedial advice across a building or portfolio, with responsibilities clearly defined.

WHAT WE PROVIDE

the condition of property.

Property condition advice

An assessment of the building’s fabric and services within the agreed scope, with the matters that need attention set out in order of significance.

Technical due diligence

Condition, defect and compliance considerations for a purchase, acquisition or refinancing, reported in terms that support a commercial decision.

Renovation planning and remedial advice

Advice on the works a property needs, the order in which to tackle them and the specialist and planning input they may require.

Project oversight

Where agreed, monitoring of remedial or improvement works against the agreed specification, on the client’s behalf.

Property management support

Technical support for managing agents and freeholders: condition reviews, defect investigations and coordination with contractors and specialists.

HOW AN INSTRUCTION RUNS

We understand
before we advise.

  1. Initial understandingWe establish the property, your objectives and the nature of the concern.
  2. Appropriate scopeWe agree what can reasonably be addressed, the type of inspection and who will carry it out, in a written fee proposal.
  3. Professional assessmentA suitably qualified surveyor or engineer undertakes the agreed inspection or investigation.
  4. Clear adviceFindings, limitations and recommendations are presented in plain language, in proportion to the decision you are making.
  5. Further actionWhere needed, we explain the next steps and any further investigations or appointments, which are agreed separately.

THE NATURE OF OUR INVOLVEMENT

Clear about scope
and limits.

Who carries out the work

Your appointment is with Green Code Consultants Ltd. Each inspection or investigation is carried out by a suitably qualified professional we appoint for the instruction, and your fee proposal confirms who that is, the type of inspection and what it does not cover.

Limits of inspection

Inspections are generally visual and non-intrusive. Concealed or inaccessible parts are not opened up unless agreed. Where opening up, testing or monitoring is needed to reach a view, we recommend it and agree it separately.

Not a statutory appointment

Advisory work does not make us principal designer, principal contractor or a building safety dutyholder. Those roles apply only where we are appointed to them in writing.

Other professional advice

Our advice is technical. It is not legal, valuation or financial advice. Where a dispute requires expert evidence, a suitably qualified expert is instructed separately, on terms appropriate to that role.

Fees

Fees are confirmed in a written proposal once we understand the property, the concern and the advice required.
