PLANNING SUPPORTING DOCUMENTS
Planning documents,
organised by professional.
Reports, statements, surveys, forms and supporting evidence for householder, residential and mixed-use development, from small proposals to major schemes.
Architectural drawing packages are excluded from this register. Specialist technical plans, such as tree protection plans, are included where they form planning supporting evidence.
Proportionate to your project
Not every document is needed for every application. We identify the relevant reports from the proposal, site constraints and the council’s current requirements.
The right document at the right stage
Some information supports validation, some supports the planning decision, and some is submitted to discharge conditions after permission. We confirm the stage in your document schedule.
One coordinated scope
Related assessments may be combined into one report. The list describes potential supporting documents; your fee proposal confirms the deliverables and specialist appointments.
USING THE DOCUMENT REGISTER
Choose evidence around the proposal.
- 1The applicationIts type and the description of development
- 2The site and the changesConstraints and what the proposal alters
- 3Local requirementsThe council’s checklist, correspondence and specialist advice
This register is a guide to the breadth of planning supporting documentation. It is not a checklist requiring every document for every application. A householder alteration, a small housing scheme and a major mixed-use development can have very different evidence needs.
Start with the application type and description, then consider the site constraints and proposed changes. The relevant local submission requirements, council correspondence and specialist advice help identify which items need to be prepared.
Householder proposals
Focus on the information needed to explain the alteration and its effects. Depending on the site, supporting evidence may address design, heritage, trees, flood risk or neighbouring amenity.
Small and medium residential schemes
Consider the planning case alongside access, servicing, amenity and relevant environmental constraints. Identify specialist surveys early so that the design can respond to the findings.
Major and mixed-use development
Establish a coordinated evidence schedule covering the proposed uses, scale and principal impacts. Agree dependencies between disciplines and track the design version used for each assessment.
PREPARING A COHERENT PACKAGE
Make each document usable.
Example document control
| Rev | Purpose | Drawings |
|---|---|---|
| P01 | Draft for team comment | Rev A |
| P02 | Updated to design changes | Rev B |
| C01 | Issued for submission | Rev C |
Every report records its revision and the drawings it relies on.
A specialist consultant report should identify the project, proposal, assessment scope and evidence used. It should distinguish observations from assumptions, explain the findings and set out recommendations that the project team can follow.
- Use a consistent site address and development description.
- Record document references, dates and revisions.
- Identify the drawings and specialist information relied upon.
- Explain information gaps and assessment limitations.
- Check that recommendations agree with the proposed design.
- Track documents for submission separately from later condition evidence.
The service pages show illustrative front covers, contents pages and written section guidance. Architectural drawing packages are outside this supporting-document register.
Choose a report type or the professional consultant who would typically lead preparation or coordination. You can combine the selectors with a keyword or document subject. Some reports need several specialists; the final responsibilities and scope are agreed for your project. Architectural drawings are excluded.

APPLICATION & CONDITION DISCHARGE
Keep submission stages clear.
The council’s local validation requirements and the issues affecting the site determine what is needed at application stage.
Planning-stage evidence
Planning justification, heritage, amenity, transport, ecology, drainage and other relevant assessments help the council understand the proposal. Forms, certificates and submission records support the application process.
After permission, where required
Detailed management strategies, archaeological investigation arrangements, remediation evidence and other condition-specific information may be needed after permission. A final Biodiversity Gain Plan is distinct from application-stage baseline information and a draft gain strategy.
Separate technical approvals
Building Regulations calculations, detailed construction packages and private-law reports are outside this planning document register. A planning-stage ground, stability or fire assessment addresses the planning issues within its agreed scope.
YOUR QUESTIONS ANSWERED
Frequently asked questions
Clear answers to help you plan your next step.
Which supporting documents does my application need?
The required evidence depends on the application type, site constraints, proposal and relevant local submission requirements. Send us your drawings and council advice so we can identify the reports and specialist inputs to consider. The document register is a guide; every listed item is not required for every application.
Are site visits and specialist surveys included?
Only where expressly included in your appointment. A desktop review, site visit, monitoring exercise and intrusive investigation are different tasks. We identify the relevant specialist work and agree the scope and costs before it is commissioned.
Are the report previews examples of completed client reports?
The covers and contents pages are illustrative examples of the document format. The written section guidance explains what a report may contain. Your final document is tailored to the site, instruction, evidence and relevant planning requirements.
What is the difference between validation and planning approval?
Validation concerns whether the application contains the information needed for the council to accept it for consideration. Approval concerns the merits of the proposal. A validated application can still require further evidence and does not guarantee permission.
How do your specialists work together on a project?
We bring the relevant planning consultants and specialist providers into a coordinated project team. They work from an agreed brief and current proposal, with dependencies and design changes discussed across disciplines. Each consultant remains responsible for their own professional advice and agreed deliverables.
