PLANNING CONSULTANTS · LAMBETH
Planning consultants in Lambeth
We prepare and coordinate the planning case and specialist reports for sites in Lambeth covering Brixton, Clapham, Stockwell, Kennington, Streatham and West Norwood. This page sets out what London Borough of Lambeth asks for when you apply, with links to the council's own documents.
THE COUNCIL'S DOCUMENTS
What Lambeth
judges you against.
Validation list. Local Information Requirements (the Local List) 2024 (2024-12). An application missing a required document can be made invalid, which delays the decision.
Development plan. Lambeth Local Plan 2021 (adopted, 2021); New Lambeth Local Plan (emerging).
National policy. The National Planning Policy Framework and, for every London council, the London Plan 2021 sit alongside the local plan.
LOCAL PLANNING POINTS
Things that shape applications in Lambeth.
Checked against the council's published policy and guidance. Each point links to its source.
- The Lambeth Local Plan was adopted on 22 September 2021 and is the main policy document for planning applications in the borough. Source
- Side-return infill extensions should be single storey under Local Plan policy Q11, and the council's guidance asks that they stop short of existing corners (Lambeth Design Guide SPD Part 4, adopted August 2023). Source
- Rear mansards should have a lower roof pitch of 70 degrees, and there must be 2.1m of internal headroom below the existing ridge (Lambeth Design Guide SPD Part 4, 2023). Source
- An Article 4 direction has required planning permission for converting a house to a small HMO in Streatham Common & Vale and Streatham St. Leonard's wards since 11 August 2025. Source
- Selective licensing of private rented homes covers every ward except Vauxhall and Waterloo & South Bank, with phase 1 in force from 2 September 2024 and phase 2 from 1 September 2025. Source

YOUR QUESTIONS ANSWERED
Planning in Lambeth: FAQs
Still have a question?
Tell us about the site and we will confirm what Lambeth will need and what it should cost.
Make an enquiryWhich reports does Lambeth require for a house extension?
Lambeth's list adds reports mainly when the site has constraints, such as a conservation area, a listed building, air quality management areas, large sites, protected species, close neighbours. Drawings and the forms are always needed. Our application checker lists the reports for your address.
How up to date is Lambeth's validation list?
The list we use is "Local Information Requirements (the Local List) 2024", dated 2024-12. Councils revise their lists, so we confirm the current version before you commission reports.
Do you cover every part of Lambeth?
Yes. We work across the whole of Lambeth, including the postcode districts SE1, SE5, SE11, SE19, SE21, SE24, SE27, SW2, SW4, SW8, SW9, SW12, SW16 and areas such as Brixton, Clapham, Stockwell, Kennington, Streatham and West Norwood.
Where are you based?
